Mostly new

3,201 of the 7,947 southwest homes on the tax roll were built in 2020 or later. That's 40%, the highest share of any quadrant. 527 were finished in 2025 alone.

Most are single homes on older Port Malabar lots, 2,611 of them. Chaparral with 273 and Bayridge with 143 are the largest new subdivisions.

The Compound

The Compound is a large area in southwest Palm Bay with about 200 miles of roads and no public utilities. Homes there run on wells and septic, and many lots are still empty.

Buying there can make sense for space and price, but ask about road condition, power and drainage before you fall for a lot.

Getting around

The I-95 interchange near Micco Road, Exit 166, finished construction in summer 2019 at $26.71 million and opened to traffic in 2020. For the southwest it cut the drive north.

The middle half of 2025 and 2026 sales ran from $298,000 to $357,600, the tightest range in the city, because so much of the stock is the same age.

Home counts, years built and lot sizes come from the Florida DOR 2026 preliminary tax roll (single-family homes). Sale prices are qualified sales recorded in 2025 and 2026. Quadrant is the NE, NW, SE or SW on the street address.
