Where it is

Bayside Lakes sits along Bayside Lakes Boulevard in southeast Palm Bay. Most homes carry an SE address: 1,358 of the 1,605 on the tax roll. The western edge crosses into southwest Palm Bay, where 241 homes have SW addresses. The Compound is a different place, further out in the southwest.

It spans two ZIP codes. 1,365 homes are in 32909. The other 240 are in 32908, and every one of them is in Bridgewater.

RE/MAX Aerospace Realty, where Dana and Randy work, is at 3450 Bayside Lakes Boulevard.

The neighborhoods inside it

Bayside Lakes is a set of separately platted neighborhoods, not one subdivision. Building ran from 2000 to 2025, and the typical home dates from 2005, so most of what you'll tour is 15 to 25 years old. The median lot is about 9,583 square feet. About a third of lots are a quarter acre or bigger.

Here are the six largest by homes on the tax roll, with the median sale where there were at least five qualified sales in 2025 and 2026.

NeighborhoodHomesBuiltMedian total areaMedian sale
Bridgewater2412002 to 20062,774 sq ft$335,000 (10 sales)
Stonebriar2272007 to 20223,502 sq ft$557,400 (14 sales)
Summerfield1612000 to 20243,800 sq ft$583,500 (13 sales)
Fairway Isles1322000 to 20142,425 sq ft$319,500 (14 sales)
Amberwood1202008 to 20252,528 sq ft$341,300 (8 sales)
Wellington1092013 to 20182,528 sq ft$335,000 (6 sales)

With 6 to 14 sales each, one unusual sale moves a median, so read these as a range, not a price. Of these six, Stonebriar and Summerfield have the biggest homes, and their sales sit well above the rest.

Square footage is the tax roll's total area, which can include the garage and porches, so it runs higher than the living area on a listing.

The smaller neighborhoods are Magnolia Park (107 homes), Forest Glen (104), Brookside (98), Lake Forest (89), Laurelwood (78), Monterey Cove (73) and Players Club (66). Several had fewer than five sales, too few for a median.

The tax roll cuts each legal description at 30 characters, so three plats never show the words Bayside Lakes and are not in the 1,605: Holly Trace (137 homes, built 2007 to 2015), Fairway Crossings (102 homes plus 57 townhomes, 2006 to 2020) and The Preserves at Stonebriar (325 homes, 2019 to 2023). The first two have associations registered with Bayside Lake in the name. The Preserves sits in the same survey sections as Stonebriar and other Bayside Lakes plats.

The golf course question

The Majors Golf Club, an Arnold Palmer and Ed Seay design that opened in 1999, closed in June 2022. The owner proposed building homes on it. In July 2026 the Palm Bay City Council voted 5 to 0 to negotiate buying about 135 acres of the old course for stormwater, reclaimed-water wells and parkland. In August it countered at the $7.03 million appraisal and authorized eminent domain if the owner refused.

As of early September 2026 the owner had not answered, and no later council decision had been reported by mid-October. If you are buying a home that backs up to the old course, ask us for the latest before you write an offer, because what happens next changes the view out your back window.

What homes sell for

The tax roll recorded 97 qualified sales here in 2025 and 2026. The median was $370,000, and the middle half sold between $320,000 and $540,000. That's a wide spread, and it tracks the neighborhood you're in and whether the home faces water.

For schools, check the Brevard Public Schools locator with the exact address. Zones change, and a listing sheet isn't the final word.

What to check before you buy here

Because Bayside Lakes is many separate plats, the rules and the costs can change from one street to the next. We don't publish dues or district fees we haven't confirmed for the address. Here is how to check each one for a specific home.

  • HOA documents. Ask for the recorded declaration, the current budget and the rules for that neighborhood's association before your inspection period ends. They cover the dues, what the dues pay for, any gate, and what you can build or park on the lot. Before closing, the closing agent usually orders an estoppel certificate showing what is owed on that home (section 720.30851, Florida Statutes).
  • A CDD or other assessment. Look up the address's current bill on the Brevard County Tax Collector's site (brevardtaxcollector.com). Non-ad valorem assessments, including any community development district, are listed there one line each. Don't assume either way; read the bill for that address.
  • Flood zone. Type the exact address into FEMA's Flood Map Service Center at msc.fema.gov and read the zone for that spot. The zone is set by address, not by neighborhood. The City of Palm Bay floodplain office ([email protected]) can tell you whether an elevation certificate is on file.
  • City water and sewer. Confirm the home is connected to Palm Bay Utilities, not a well or a septic tank. Our water and sewer page shows how to check an address.
  • Roof and air conditioner. With a typical build year of 2005, ask when each was last replaced and ask for the permits.
  • Insurance inspections. Insurers often ask for a four-point inspection (roof, electrical, plumbing, heating and air) on older homes. A wind mitigation inspection records the features that can earn a windstorm discount, which Florida requires insurers to offer (section 627.0629, Florida Statutes). Get insurance quotes before your inspection period ends.
  • The old golf course. If the lot backs up to the former Majors course, read the section above and ask us for the latest council action.

This is general information as of October 2026, not legal or insurance advice.

Home counts, years built and lot sizes come from the Florida DOR 2026 preliminary tax roll (single-family homes). Sale prices are qualified sales recorded in 2025 and 2026. Quadrant is the NE, NW, SE or SW on the street address. Sales on this roll run through June 2026, and homes finished after January 1, 2026 still show as vacant land, so ask Dana and Randy for current sales before you price or offer. HOA records: Florida Division of Corporations (Sunbiz), read October 22, 2026.

Questions we get.

Is Bayside Lakes in northeast or southeast Palm Bay?

Southeast. Most of its homes have SE addresses, with a western edge carrying SW addresses.

What ZIP code is Bayside Lakes?

32909 for most of it. Bridgewater, on the southwest side, is 32908. On the tax roll that is 1,365 homes in 32909 and 240 in 32908.

Does Bayside Lakes have an HOA?

Most of its neighborhoods have their own. Florida's corporation records (Sunbiz) list active homeowners associations for Bridgewater, Stonebriar, Summerfield, Fairway Isles, Magnolia Park, Forest Glen, Brookside, Lake Forest, Laurelwood, Monterey Cove, Players Club, Holly Trace, Fairway Crossings and The Preserves at Stonebriar. We did not find one under a Bayside Lakes name for Wellington or Amberwood, which doesn't settle whether those homes have one. The recorded documents for the address do, along with the dues.

Is Bayside Lakes gated?

Ask us about the specific street. Each neighborhood's HOA documents say whether it has a gate and who maintains it, and we don't publish gate details we haven't confirmed.

How do I check the flood zone for a Bayside Lakes address?

Type the exact address into FEMA's Flood Map Service Center at msc.fema.gov and read the zone for that spot. Flood zones are set by address, not by neighborhood. The City of Palm Bay floodplain office ([email protected]) can tell you if an elevation certificate is on file.

Is the Bridgewater in Bayside Lakes the same as Bridgewater in Viera?

No. Bridgewater at Bayside Lakes is a Palm Bay neighborhood of 241 homes built 2002 to 2006, almost all in ZIP 32908, with its own association. Bridgewater in Viera is a separate community in ZIP 32940 with 860 homes on the tax roll, and it has its own page on this site.

Is the Bayside Lakes golf course still open?

No. The Majors Golf Club closed in June 2022. In 2026 the city moved to buy about 135 acres of it for stormwater, reclaimed-water wells and parkland. The outcome was still pending in September 2026, and no later council decision had been reported by mid-October.
