The quadrant with the highest median sale price in Palm Bay, and a lot of it is brand new.
The northern segment of the St. Johns Heritage Parkway opened on June 2, 2020, and the master plans followed. 2,503 northwest homes were built since 2020, and 647 were finished in 2025.
Among the northwest communities on the tax roll, St. Johns Preserve has 500 homes so far out of a planned 803. The Timbers at Everlands, Lennar's 55+ section, has 407 of a planned 840. Riverwood at Everlands, Palm Vista Everlands and Avery Springs add a few hundred more, and 1,120 new homes went up on older Port Malabar lots.
The median sale here in 2025 and 2026 was $332,250, the highest of the four quadrants. The middle half ran from $285,000 to $382,500. New construction pulls the median up, and older northwest homes, typically built in the 1990s, sell below it.
If you're choosing between a resale and a new build in the northwest, compare the monthly cost, not just the price. Some master plans carry a CDD assessment on the tax bill.
Home counts, years built and lot sizes come from the Florida DOR 2026 preliminary tax roll (single-family homes). Sale prices are qualified sales recorded in 2025 and 2026. Quadrant is the NE, NW, SE or SW on the street address.
On the tax roll: St. Johns Preserve, The Timbers at Everlands (55+), Riverwood at Everlands, Palm Vista Everlands and Avery Springs, among others.
