More than one in five Palm Bay homes was built in 2020 or later. Here is where they went up.
Most of Palm Bay's new homes aren't in master plans. 8,107 of the 12,051 built since 2020 went up on single lots in the 1960s Port Malabar plan, between older houses.
The rest are in planned communities. Those have amenities, an HOA and sometimes a CDD. The scattered-lot homes usually have none of that, and neither do their neighbors.
By homes already on the tax roll, the largest are St. Johns Preserve (500, of 803 planned), The Timbers at Everlands (407, Lennar's 55+ section of 840 planned), Cypress Bay Preserve (395), Gardens at Waterstone (349), The Preserves at Stonebriar (298) and Chaparral (273).
More is coming. Palm Vista Everlands West is planned for about 2,360 homes on about 1,198 acres, and Malabar Springs for 885. Emerald Lakes, a Lennar community, has its own CDD covering about 1,561 acres.
Lennar, D.R. Horton, KB, Pulte, Landsea, Adams and Stanley Martin all build in Palm Bay. Holiday Builders, a local name since 1983, was bought by Stanley Martin in July 2026.
Is there a CDD, and what is the annual assessment? Is the lot on city water and sewer or on a well and septic? What do the impact fees add, since the city resets them every year? What does the builder warranty actually cover?
We represent you, not the builder. The builder may pay some or all of the buyer-broker compensation, and we explain exactly how compensation works before you tour.
Home counts, years built and lot sizes come from the Florida DOR 2026 preliminary tax roll (single-family homes). Sale prices are qualified sales recorded in 2025 and 2026. Quadrant is the NE, NW, SE or SW on the street address.

Not always. Many scattered-lot homes in the Port Malabar plan use a well and septic. Check each address with the city before you buy.
