How buying new is different.

   The model is not the house.

   Base price, lot premium, upgrades and closing incentives are four separate negotiations. We have done them before.

2. 02
   The builder's rep works for the builder.

   We represent your interests, not the builder's. In many new-construction transactions the builder may pay some or all of the buyer-broker compensation. We explain compensation clearly before you tour.

3. 03
   Timelines move.

   A to-be-built home is a nine to fourteen month project. We keep the builder honest on the schedule and your rate lock in mind.

4. 04
   Inspect it anyway.

   New does not mean flawless. We bring an independent inspector at pre-drywall and at final.

5. 05
   Warranty and walk-through.

   The one year, two year and ten year coverages, and the punch list we make sure gets done.
