New construction

New construction on Merritt Island.

The island is mostly built out. New homes come in small pockets, and they go fast.

Where the new homes are

The typical Merritt Island house was built in 1978. Only 314 single-family homes on the tax roll were built from 2023 through 2025. The biggest groups are Island Forest Preserve with 91, Armen Groves with 36 and Egret's Reserve with 26.

Island Forest Preserve homes sold at a median of $592,150 across 44 qualified sales in 2025 and 2026, and Armen Groves at $621,550 across 18. The median lot in Armen Groves is about a third of an acre.

Townhomes

D.R. Horton is selling Banyan Point, a townhome community, with a sales center at 496 Houston Lane.

What is changing around it

Cape Canaveral Hospital is moving to a new 120-bed building on SR 520 near Merritt Square, with opening planned for early 2027.

Not every project gets built. In May 2026 the county denied a rezoning for a 222-unit apartment project. Ask us what's approved before you buy next to an empty parcel.

Your agent at the builder

We represent you, not the builder. The builder may pay some or all of the buyer-broker compensation, and we explain how compensation works before you tour.

Home counts, years and lot sizes come from the Florida DOR 2026 preliminary tax roll (single-family homes with a Merritt Island address). Sale prices are qualified sales recorded in 2025 and 2026. Not every home in a named neighborhood is on the water: check the parcel.

Questions we get.

Are there new homes being built on Merritt Island?

A few pockets. 314 single-family homes were built from 2023 to 2025, mostly in Island Forest Preserve, Armen Groves and Egret's Reserve, plus D.R. Horton townhomes at Banyan Point.
