What 'fast' really looks like

Across Florida in August 2026, the median single-family home went under contract 44 days after listing and closed at 84 days, according to Florida Realtors. About 27% of those sales were cash. Sellers got a median 96% of their original list price.

Those are statewide numbers. Your street can be quicker or slower, and we'll tell you which after we look at what's selling near you. We can't promise a date. Nobody honest can.

What slows a Florida closing down

Insurance. Citizens asks for a four-point inspection on homes more than 20 years old. It also wants proof of at least five years of life left on shingle roofs over 25 years old, or on tile and metal roofs over 50.

Under Florida law, insurers can't refuse to write or renew a policy just because of roof age when the roof is under 15 years old. A wind mitigation report is valid for up to five years. If you have these documents ready before you list, a buyer's insurance quote comes back faster and the contract is less likely to wobble.

Listing versus an as-is cash buyer

A cash buyer who takes the house as-is can close quickly with no showings and no repairs. You usually give up price for that speed and certainty.

Listing takes longer and puts more buyers in front of the house, which is how price gets set. Sometimes the cash offer is the right answer, especially with a hard deadline or a house that won't insure. We'll put both numbers side by side so you can pick.

Questions we get.

How long does it take to sell a house in Florida?

In August 2026 the statewide median was 44 days from listing to contract and 84 days from listing to closing (Florida Realtors). Local numbers vary.

What inspections do Florida buyers ask for?

Insurers commonly ask for a four-point inspection on homes over 20 years old and a wind mitigation report, which stays valid for up to five years. Having both ready speeds up the buyer's insurance quote.
